Viability Analysis

Once a site has been chosen by either us or you the client, we will undertake an analysis of the site to evaluate its current state and its development potential. We do this via looking at the planning history of the property or any neighbouring property along with an overview of the market in the area. After the research is complete we will assess the financial viability of the project, presenting this to you with a range of different possibilities and exit strategies.

Acquisition

Once you are happy to proceed with one of the proposals we will assist with negotiations and the acquisition of the property. This can involve looking at different vehicles in order to purchase the property, for example, using either an Onshore/Offshore Limited company, Special Purpose Vehicle or individual names. At the same time we will source the best rates and finance options for each opportunity. With a wealth of experience in the property market we are in the best position to make sure everything proceeds smoothly and efficiently.

After your offer is accepted, we will provide information on how to progress with the scheme design and any construction work if necessary. With a vast network of contacts in the Architectural and Construction sector we can help source the best professionals for your project. We will carry out a detailed tender process for each stage, providing our recommendations throughout and a thorough cost analysis to ensure your project maximises it's potential.

Construction

P&D Consultants will manage and oversee the project ensuring a tight reign over both the budget and timescale, ensuring projects are delivered in a timely manner and are as cost effective as possible. Example Proposal

This is an example proposal including a client brief and explanation of the route taken in respect of the development of a central London property. The brief was to source a freehold property within the price range of £1 - 2 Million, moderate returns were sought with the intention of this being a long term investment of over 10 years. The client has chosen a medium to high risk investment option.

Proposal

Central London based property with the potential to convert top two floors into two, one bedroom residential flats along with leasing ground and lower floors as a commercial unit. Income for the residential units is based on Serviced Accommodation (SA) and the commercial unit will be on a long term lease. We would propose purchasing the property via a Special Purpose Vehicle limited company (SPV) which will allow tax efficiency as the two flats will be classed as Furnished Holiday Homes. The SA residential accommodation will provide a high return income whilst the income from the commercial unit will satisfy the overheads of the entire freehold and therefore reducing the investment risk.

Calculations

Above are the simplified calculations for the property proposal showing an overall return on investment based on the procurement route and managing style proposed. There are many different options as to how to approach a mixed use development like this, each option needs to be tailored to the client's brief and circumstance. This is just a small abstract of the full report we would normally provide for such a project.
