It may be your first home or one that you plan to spend the rest of your days in, either way, approaching a construction project can be a daunting process. We are here to help get you started and provide expert advise on everything from feasibility and design to the handover of your dream home. The three main aspects of a construction project are time, money and quality, we are confident in our ability to make sure everyone of these aspects are controlled and delivered.

How we work

We specialise in the contract and pre-construction side of projects, this is the first stage and the most important. Due diligence and efficient planning can result in a smooth construction stage therefore this is where we concentrate our efforts. What makes us different to most consultants is the fact we have spent years working for residential contractors and architects. This experience enables us to advise you on every step of the process from the due diligence to who to employ and the cost analysis of a project from start to finish.

Feasability

This is the stage at which you have an idea about modifying your home but you are not exactly sure how and what might be possible. We provide a free consultation where we can discuss all your ideas and whether or not they will be possible in terms of design and budget. Going forward if you like to instruct us as consultants we will provide a fee proposal and outline structure of our services. The primary ethos of our Company is transparency so we are always clear on costs from the very start.

Design

The first step to turning your ideas into fruition is finding the appropriate architect. With thousands to choose from this can be a difficult process. The architectural designs are what shape your entire project so getting these right is paramount. Our job is to narrow this search to a shortlist of appropriate firms and request a fee proposal from each. Upon receipt of these we will analyse the cost effectiveness and potential quality of service. For reference a set of architectural plans can range from £800 to £40,000 for a house renovation, the latter doesn't necessarily guarantee a superior set of drawings or service.

Finding a Builder

Once your drawings and technical information is complete we will prepare the documents for tender. This will involve shortlisting a minimum of 4 construction companies and sending out the designs for them to price. At this stage we really show our value, having priced near to a thousand tenders we will be able to handle every step and expertly analyse the quotes to make sure everything is included and that you're getting maximum value for money.

Contracts

One of the most important items in any construction job is the contract, this is what protects both yourself and the builder. Having years of experience administrating contracts we will make sure everything is carefully prepared and detailed to make sure you have peace of mind throughout. These contracts will typically be either JCT or NEC standard forms that any reputable builder will be familiar with.

After everything is agreed and signed the build can start, though we do not specifically project manage we will be available throughout the process to assist with any questions or advice. When the pre-construction stage has been properly planned and handled then the build stage will inevitably run much more smoothly. Our aim is to make sure the finished project is exactly what you envisaged at the start and that it comes in on budget, on time and at the best quality possible.
